Project Overview
Ashleigh Construction (Scotland) Limited has been appointed as the main contractor for a £50 million housing development on the site of the former Ayrshire Central Hospital in Irvine. The project will transform a long-derelict area into much-needed new housing, supporting North Ayrshire Council’s wider programme to improve local housing supply and community outcomes.
The development includes 202 new homes, comprising a balanced mix of general needs housing, amenity bungalows, and wheelchair-accessible properties — helping ensure residents’ needs are met across different life stages and mobility requirements.
Scope, Significance & Programme
Works include the demolition of former maternity residence buildings (with demolition activity beginning in April 2023) to make way for the new homes. The site has held strategic importance locally, having lain increasingly derelict for around 17 years following the relocation of services to Crosshouse Hospital in 2006.
Construction is expected to take approximately two years following the contractor’s appointment in late 2024, with the project supported by Scottish Government funding (reported at around £20m–£24m in public coverage).
NPHS Delivery
NPHS is delivering an iCO water mist fire suppression system across all homes, designed to provide fast-acting, highly effective fire control while using significantly less water than traditional sprinkler solutions — helping minimise disruption, reduce secondary water damage, and support modern residential compliance requirements.
With 1,888 nozzles and an iCO 202 pump configuration, the system has been engineered for reliable protection at scale, supporting a major council-led regeneration and housebuilding programme in North Ayrshire.
