Project Overview

Priory House (33 High Street South, Dunstable) is a Grade II* listed building of national significance, with origins dating back to the medieval period, located beside Priory Church and within the Priory Gardens setting.

A major restoration programme is underway to secure the long-term future of this historic landmark, with the ambition for Priory House to return as a central visitor attraction and community asset – supporting town centre activity and local businesses. The project is being delivered through a partnership involving Dunstable Town Council, Historic England, and The National Lottery Heritage Fund, reflecting the site’s recognised heritage value.

Current public updates indicate a full reopening targeted for early 2027.

Restoration Context & Programme

The restoration work focuses on careful, sympathetic repair using appropriate heritage approaches – addressing structural and environmental issues (including dampness and cracking) while improving facilities such as exhibition and tearoom spaces.

NPHS Delivery

NPHS is delivering a blended suppression strategy suited to sensitive heritage environments:

• iCO water mist coverage across four floors, using two pumps and 30 mist nozzles, designed to provide rapid fire control while helping to minimise water usage and secondary damage.

• Dedicated kitchen protection using Cease Fire, with five nozzles focused on higher-risk cooking/ignition areas to support fast knockdown at source.

This approach supports life safety and asset protection, aligning fire strategy with the practical realities of conserving a nationally important listed building.
